There is a specific kind of peace that only comes from being near the water. For me, it isn’t just about the view: it’s the way the air feels different, the way the sound of a soft ripple against the shore seems to quiet the noise of everyday life. Whenever I’m standing on the banks of Watauga Lake or watching the sun dip below the horizon at Boone Lake, I’m reminded of why I do what I do.
Real estate isn’t just a series of transactions for me; it’s a calling to help you find the place where your next meaningful chapter begins. And for many of my clients in the Tri-Cities, that chapter is written on a piece of land that looks out over the water.
Owning a lake house in Tennessee is a dream for many, but finding the right land to build that dream on requires more than just a search filter. It requires a strategic mindset, deep market knowledge, and: most importantly: a guide who cares about your vision as much as you do.
If you are looking for raw, untouched beauty, Watauga Lake is often the first place I’ll take you. Tucked into the Blue Ridge Mountains at an elevation of about 2,000 feet, Watauga is widely considered one of the cleanest, clearest lakes in the country.
One of the things that makes Watauga Lake real estate so special: and a bit of a challenge: is that more than half of the shoreline is protected by the Cherokee National Forest. Because the Tennessee Valley Authority (TVA) protects so much of the land, the parcels that are available for private ownership are incredibly precious.
When we look at land here, we aren’t just looking at acreage. We’re looking at:

While Watauga offers a "getaway" feel, Boone Lake is often the choice for those who want the lake life without sacrificing proximity to Johnson City, Kingsport, or Bristol. With over 130 miles of shoreline, Boone Lake offers a diverse range of land options, from sprawling family estates to smaller, more manageable lots in established communities.
Boone Lake has seen a lot of change recently, and having a local expert by your side has never been more important. With the dam repairs completed and the lake returning to its full beauty, the market here is vibrant. There is a sense of renewed energy: a feeling of "coming home": that is palpable among the residents.
Whether you're looking in Piney Flats or Bluff City, Boone Lake land is about lifestyle. It’s about being twenty minutes from a great dinner in downtown Johnson City, but feeling like you’re a world away the moment you pull into your driveway.
Buying land is different from buying a pre-built home. It requires a bit more "under the hood" investigation, and this is where I step in as your advocate. I want your journey to be smooth, informed, and rewarding.
When we evaluate a piece of waterfront property, we have to talk about the things you can’t see:

I remember a client who spent years dreaming of a place where their grandkids could spend summers jumping off a dock. They were nervous: they’d heard horror stories about land that couldn't be built on or hidden costs that spiraled out of control.
We sat down, we talked through their "why," and then we went to work. We didn't just look at the views; we looked at the topography, the soil reports, and the TVA maps. When they finally closed on their land near Watauga, it wasn't just a win for them: it was a win for me. Seeing the relief and excitement on their faces is why I’m a REALTOR®.
I pride myself on being extremely responsive and maintaining a high level of communication. If you have a question at 7 PM on a Tuesday about a lot you saw online, I’m here to answer it. My goal is to handle the stress and the technicalities so you can focus on the dream.
If you’ve been scrolling through listings, wondering if owning a lake house in Tennessee is truly within reach, let’s talk. Whether you are a first-time land buyer or a seasoned investor, I am here to guide you through the process with integrity, devotion, and a strategic mindset.
The Tri-Cities area is a special place, and the lakes are its crown jewels. Let’s find the perfect spot for you to build your future.
