Whenever I’m standing on the banks of Watauga Lake or watching the sun dip below the horizon at Boone Lake, I’m reminded of why I do what I do.

One of the things that makes Watauga Lake real estate so special: and a bit of a challenge: is that more than half of the shoreline is protected by the Cherokee National Forest. Because the Tennessee Valley Authority (TVA) protects so much of the land, the parcels that are available for private ownership are incredibly precious.

When we look at land here, we aren’t just looking at acreage. We’re looking at:

  • Elevation: Are you looking for a lot that sits right at the water’s edge, or a "view lot" that looks down over the lake from a mountain ridge?
  • Access: Some of the most beautiful spots are tucked away. I make it my mission to help you understand the logistics of driveways, utilities, and year-round accessibility.
  • Stability: Because it’s a TVA-managed lake, the water levels are remarkably consistent compared to other reservoirs, which is a huge plus for dock owners and boaters.

While Watauga offers a "getaway" feel, Boone Lake is often the choice for those who want the lake life without sacrificing proximity to Johnson City, Kingsport, or Bristol. With over 130 miles of shoreline, Boone Lake offers a diverse range of land options, from sprawling family estates to smaller, more manageable lots in established communities.

Boone Lake has seen a lot of change recently, and having a local expert by your side has never been more important. With the dam repairs completed and the lake returning to its full beauty, the market here is vibrant. There is a sense of renewed energy: a feeling of "coming home": that is palpable among the residents.

Whether you're looking in Piney Flats or Bluff City, Boone Lake land is about lifestyle. It’s about being twenty minutes from a great dinner in downtown Johnson City, but feeling like you’re a world away the moment you pull into your driveway.

Navigating the "Hidden" Side of Buying Land

Buying land is different from buying a pre-built home. It requires a bit more "under the hood" investigation, and this is where I step in as your advocate. I want your journey to be smooth, informed, and rewarding.

  2. TVA Dock Permits: Not every "waterfront" lot is a "dockable" lot. The TVA has strict regulations about shoreline construction and vegetation. I’ll help you navigate the permit process so you know exactly what you can: and can’t: do with your shoreline before you sign on the dotted line.
  3. Zoning and Building Requirements: Every county in the Tri-Cities has its own set of rules. Whether you're building a "forever home" or a weekend retreat, I make sure we understand the local codes so there are no surprises down the road.
