There is something undeniably magical about the air in East Tennessee. Whether you are looking out over the rolling ridges of Greene County or the misty peaks near Bristol, there’s a sense of permanence here: a feeling that you’ve finally found a place where you can plant roots, quite literally.

I see it in the eyes of my clients every single week. They aren't just looking for a "parcel" or a "lot number." They are looking for the backdrop of their future. They’re looking for the spot where their kids will build forts, where they’ll host Thanksgiving dinners in a home they designed themselves, and where they can finally find a little bit of peace, quiet, and hope.

But here’s the thing about our beautiful East Tennessee landscape: it can be as tricky as it is breathtaking. If you aren't careful, that dream of owning a piece of the "Volunteer State" can quickly turn into a logistical nightmare. In the industry, we call it "getting stuck in the mud": and I don’t just mean the literal red clay we have around here. I mean getting stuck with a piece of land you can't build on, can't get water to, or can't legally use the way you intended.

The First Hurdle: Can You Actually Build There?

One of the most common pitfalls I see is the assumption that if land is for sale, it’s ready for a house. In a perfect world, that would be true. But in the world of East Tennessee real estate, you have to look deeper than the surface.

Zoning and the "Fine Print"

Zoning is the set of rules that tells you what you can and can’t do with your property. You might dream of a tiny home, a hobby farm with chickens, or a modern modular home, but the local zoning board might have other ideas. Before you fall in love with a view, we need to check the local ordinances for Johnson City, Kingsport, or whichever pocket of the Tri-Cities you’ve set your heart on.

Deed Restrictions and CCRs

Even if the county says it’s okay, the previous owners might have left behind "Covenants, Conditions, and Restrictions" (CCRs). These are private rules that stay with the land. I’ve seen restrictions that forbid everything from certain types of livestock to the minimum square footage of a home. We’ll look at these closely together: ensuring your vision aligns with the legal reality of the dirt.

The "Dirty" Truth: Perc Tests and Septic Systems

If you are buying land outside of the main city limits of Bristol or Greeneville, you likely won't have access to a public sewer line. This means you’ll need a septic system.

This is where the Perc Test (percolation test) comes in. Essentially, a specialist tests how quickly water drains through your soil. If the soil is too rocky or the clay is too thick: which can happen in our mountainous terrain: the land might not "perc."

If it doesn't perc, you can't build a traditional home.

I always advocate fiercely for my clients to make their purchase contingent on a successful perc test. Unless the seller has a certified, recent report in hand, we don't move forward without knowing what's happening under the grass. It’s about protecting your investment and your peace of mind.

Utilities: Bringing the Modern World to the Wild

We all love the idea of being "off the grid," until we realize how much it costs to actually get the grid to come to us. When you’re researching how to buy land, you have to factor in the "Hidden Costs" of infrastructure.

  1. Water: Is there a city water line at the road? If not, are you prepared to dig a well? In East Tennessee, the depth of a well can vary wildly, and so can the cost.
  2. Electricity: Just because there are power lines on the main road doesn't mean it’s cheap to run them to your specific building site, especially if your lot is deep in the woods.
  3. Internet: In the age of remote work, this is a dealbreaker for many. I make it a point to check the fiber-optic and high-speed cable maps for my clients. You shouldn't have to sacrifice your career for a mountain view.

Topography: The Beauty and the Burden

East Tennessee isn't flat. That’s why we love it, but it’s also why building here requires a strategic mindset. A "flat" five-acre lot is a rare gem in these parts. Most land will have some degree of slope.

A steep slope can mean:

  • Higher costs for foundation work (think walk-out basements).
  • Expensive driveway grading and gravel.
  • Potential drainage issues that could lead to erosion.

When we walk a property together, I’m not just looking at the scenery. I’m looking at where the water flows and where the sun hits. We want to find a spot that is smooth, informed, and rewarding to build on.

The Power of a Recent Survey

Never rely on an old map or a handshake agreement about where the property line is. I’ve seen "clear" boundaries end up in the middle of a neighbor’s barn once a professional surveyor got involved.

A fresh survey is your best friend. It identifies:

  • Encroachments: Is the neighbor's fence on your land?
  • Easements: Does the utility company have a right to drive through your backyard?
  • Acreage Verification: Are you actually getting the 10 acres you’re paying for?

Financing Your Piece of Paradise

Financing land is a different beast than financing a pre-built home. Traditional mortgages often don't apply to raw land. Usually, you’re looking at a "Land Loan," which typically requires a higher down payment: sometimes 20% to 30%: and a shorter repayment term.

If your plan is to build immediately, we might look at a Construction-to-Permanent Loan. This covers the land purchase and the build in one single closing, which can save you a lot of headache (and money) in the long run. I work closely with local lenders who understand the nuances of the East Tennessee market and can guide you through these options.
